¿Que tal estuvo el Curso de Capacitación "Obtención de Exclusivas" de AMPI La Paz ? / So...How was the "How to obtain exclusive contracts" course?

El pasado sábado 24 de abril tuvimos nuestro curso de "Obtención de Contratos en Exlcusiva" en AMPI LA PAZ, el cual es uno de los muchos cursos que ofrece AMPI NACIONAL a través del CCIE (Centro de Capacitación, Investigación y Estadística).

Inicialmente existió un contratiempo ajeno tanto a AMPI LA PAZ como al capacitador, el Lic. Jose Luís Martínez Licea y, como se le explicó en su momento hace un mes, el curso tuvo que ser reagendado. Dicen que todo tiene una razón y personalmente creo que esta no es la excepción, ya que en la fecha inicial no teníamos tantos asistentes registrados como los que tuvimos este sábado. Y además, tuvimos variedad. Desde Socios AMPI como Gordon Herpst y Jesus Ordoñez, que nos han estado apoyando desde un principio, Pablo Armenta, socio AMPI de CSL; agentes independientes a quienes se les hizo llegar la invitación para integrarse a la asociación como es el caso de Saul Cuen y también a agentes que están iniciando en esto de los bienes raíces.
Para aquellos cuya lengua nativa no es el español se ofreció como servicio complementario la traducción simultánea a través de audífonos para una mejor comprensión.

La reotroalimentación que algunos de los asistentes nos han proporcionado ha sido positiva, en el común acuerdo de que el tema de este curso pudo haber sido aprovechado por más socios. La presentación fue limpia y dinámica y los asistentes participaron animosamente, de manera que el tema se pudo entender mejor intercambiando ideas y opiniones.

Agradecemos mucho el apoyo de los organizadores y promotores de este evento y quiero reconocer los extraordinarios esfuerzos del Presidente Arquitecto Eduardo Mendoza, el Tesorero Luis Rojas y la Secretaria Anabelle Rossell, así como de Pedregal de La Paz quien patrocinó la Villa Aguamarina Pedregal para el uso del expositor y AMPI Nacional por sus banners y sus ayuda en promocionar el evento.

AMPI LA PAZ continúa adaptándose a los retos laborales comunes de sus miebmbros y se mantiene atento a sus comentarios y sugerencias para un mayor crecimiento tanto individual como de gremio en sí. Last Saturday april 24th AMPI LA PAZ held Iits “Obtaining an exclusive contract” Training course, one of the many offered by CCIE (which is translated as the Statistic and Research training Center).

At first we had a small setback in the agenda that had nothing to do with AMPI LA PAZ nort the trainer, Mr. Jose Luis Martinez Licea, which we notified a month ago and the course had to be rescheduled. They say that everything happens for a reason and personally I believe this case was no exception, because in the first date we didn´t have as many people registered as the ones we had on Saturday. Plus, we had variety. We had old AMPI LA PAZ members that have showed us their support and have been with us since the beginning, Pablo Armenta from AMPI LOS CABOS, independent agents that were invited to take the course and affiliate to AMPI as it was the case of Saul Cuen and also agents that are starting their career in Real Estate. For those whose native language is not spanish a simultaneous translation complementary service was offered through headphones for a better comprehension of the topic .

Some of our attendants have given us a very positive feedback. They all agree that they wish this course would have been taken by more members since it was a very interesting theme. The presentation was clean, dynamic and the attendants were happy to participate exchanging opinions and ideas, something that enriched the experience.

Curso de capacitación "Obtencion de Contratos de Exclusividad" / "How to obtain Exclusive Listing contracts" Training course

La exclusividad es una cuestión de compromiso con nuestros clientes y con nosotros mismos. Es un error pensar que dar la propiedad a diversos “profesionales” y “no profesionales inmobiliarios” dará más posibilidad de venta. Por el contrario, las propiedades sin exclusiva no se pueden y no se deben subir a herramientas como La Paz MLS y limitan los recursos a utilizar para una promoción adecuada de un inmueble y, por consiguiente, el concretarse una venta en el menor tiempo posible y libre de contratiempos. Quien celebra contratos "sin exclusiva" deja abierta la puerta para que una vez celebrada la operación le sean cambiadas todas las condiciones iniciales de los mismos e incluso se le desconozca el cliente ó se le atribuya a otro agente. Por esta razón, propiedades sin exclusiva significa propiedades rezagadas en el inventario, en manos de todos y sin el compromiso de nadie y menos de un profesional.

José Martínez Licea del Insituto de Capacitación de AMPI Nacional. Como socios AMPI NACIONAL ustedes pueden disfrutar este curso a un costo preferencial y, de la misma manera, los que no son socios AMPI pero se interesen en el mismo pueden tener acceso al mismo, afiliarse a AMPI LA PAZ y comprobar los beneficios de los contratos en exclusiva.

Exclusive contracts are a matter of commitment to our clients and ourselves. There is a common misbelieve that, by giving a listing to “professionals” and “non professional Real Estate advisors” will increase its sales possibilities. It is actually completely opposite, since it limits it promotional resources, it will not provide confidence to potential buyers, its information can´t be uploaded on powerful tools such as La Paz MLS and therefore will take more time to be sold. Those who celebrate non exclusive contracts expose the buyer, the seller and even and themselves.
